From Country Club Manager to Luxury Market Expert: How Ryan Hoosier Built a 950% ROI with CINC

Consistency beats the shiny object. Here's proof.
Ready to take your real estate business to the next level?

Not every agent takes a straight line to real estate. Ryan Hoosier of Keller Williams Realty of Vero Beach spent eight years managing private country clubs on Florida's Treasure Coast before getting his license six years ago. That background turned out to be his biggest competitive advantage. He knew the lifestyle, he knew the community, and he knew exactly who he wanted to serve. What he needed was a way in.

    That's where CINC came in.

Today, Ryan runs Hoosiers Home Listings with his wife, specializing in luxury country club properties across Vero Beach and the surrounding barrier island. His CINC website, searchsouthfloridaareahomes.com, has been active for nearly a decade, and his numbers back up every year he's stayed the course. In 2025 alone, his ROI came in at 950%, generating six figures in commissions against a very low five-figure investment. By April 2026, just two closings had already put him at 400% ROI for the year, with three more in progress.

We sat down with Ryan to hear how he works his leads, what keeps his pipeline moving, and what he'd tell any agent thinking about investing in online lead generation.

You came from country club management, not a traditional real estate background. How did CINC help you break into the luxury market?

Working at a budget club meant I wasn't rubbing elbows with the buyers I wanted to serve. I couldn't get in front of the luxury market just through my sphere of influence. CINC gave me access to buyers I never would have met in my day-to-day life. Someone registers on my site, and I find out they're looking at Grand Harbor or one of the other premier clubs in the area. That's my moment. My conversion rate on country club leads is about 90/10 just to get them working with me and keep them on the phone. That niche, paired with the platform, completely changed what was possible for my business.

Walk us through how you work your leads day to day.

I keep it simple and I'm consistent about it. When someone new registers, I call them immediately. I treat it as P1 and P2 priority, meaning I'm calling every day or every other day for the first two weeks. After that, I work through the people with the most recent logins, the highest property views, and my to-dos and reminders. That's it. I don't overthink it. I know my system works, so I just stay inside of it.

What CINC features have made the biggest difference for you?

AutoTracks have been huge for me. Speed to lead especially, welcoming someone the moment they register and following up by text the next day. I have several set up, including holiday-specific ones, and I find them extremely valuable for keeping leads warm without requiring me to manually touch every single person.

The mobile app has also been a game changer. When I'm out coaching my son's soccer team, I can still attach a listing to a text message right from my phone. It's just so much more convenient than trying to navigate the MLS on mobile. It lets me live my life and still stay on top of leads at the same time.

And the account management piece genuinely matters. My account manager Jonathan checks in monthly, asks the hard questions, and holds me accountable. Having someone like that in your corner is like having a partial coach. If your numbers are slipping, he'll tell you exactly what to tighten up. Nobody slips through the cracks when you have that kind of support.

What does the timeline from lead registration to closing look like in your market?

It's all over the map, honestly. I had a closing in March with a gentleman I'd been nurturing since mid-2021. I have another closing this week with someone I've only been working with for three months. I've even had people register and be under contract within a week. The point is, you can't predict it, and that's exactly why consistency matters. If your website has been live for two years and you're working it right, you should be closing at least once a month.

Your average sale price through CINC is around $1.1M. How does the platform support that kind of high-end business?

A lot of it comes down to the website itself. CINC told me early on: don't make it too branded, keep it general. So my site is searchsouthfloridaareahomes.com, and people land on it thinking it's a neutral search portal, like a local Zillow. When I call them and tell them I'm their dedicated agent, they love that. They love the security of knowing it's just me. That trust is built into how the platform is designed, and it absolutely contributes to the price points I'm able to work at.

What would you tell an agent who's considering investing in a platform like CINC but isn't seeing immediate results?

This is the most important thing I can say: it's a long game. My website is ten years old. The leads I'm closing today are people I started nurturing years ago in some cases. If you're at least breaking even, stay in it. I can almost guarantee that with time and consistency, it becomes highly profitable.

The biggest mistake I see is agents chasing the next shiny object. Every time you restart on a new platform, you're starting from scratch. You lose all that time and all that nurturing. Internet leads are nurtured leads. Nobody is going to register on your site and say "I want to buy right now, come get me." That might not happen for six months. But it will happen, and when it does, it happens at volume.

Invest in one platform you trust, work it consistently, and don't jump ship.

What are your results looking like right now?

In 2025, my ROI was around 950%. I made six figures off CINC and spent a very low five figures to do it. In 2026, I'm already at 400% ROI just from two April closings, and I have three more in the works this year. This month alone is paying for more than I'll spend all year.

These are people I never would have found in my normal walk of life. That's the part that still gets me.
