Cheryl Cooper: I already have close to 200 leads in the CINC, right? I've already closed one in three months, right? Which already gave me four times an ROI, right? How do you beat it?
{Intro}
I'm Cheryl Cooper in Bergen County, New Jersey, and I am a very happy CINC user. I'm with Keller Williams. I have a team of two buyers agents. I have a virtual assistant, I have a transaction coordinator, and I have myself. It's really just my buyer's agents and myself that work within CINC, and we're really just really very happy with it.
We've already have over 20, 000 in GCI from using the CINC program. I love how happy my buyer's agents are. So they're really enjoying working within the system. So they know that when they come in on their laptops, they need to have CINC open. They need to dial out on the number that's given to us.
So we can track the progress and I can actually go in and see how many times my buyer's agents are contacting our leads. I can see the notes. I can see when they so they are just so really happy with the system because it's working for them and it's simple and they can go in and they can remember what's going on.
What they said to the, client, they can see how many times the client has opened up listings and what they're looking for. We can literally see the listings that our clients are looking at. And we can see, are they consistent? Are they staying within a certain price point? That tells me they're a serious buyer, right?
Or are they just dabbling? Are they looking at $300,000 houses and $2,000, 000 houses, right? So I can see who we should really be paying attention to in reference to our follow up. It's so funny because when When we get these programs or these these CRMs, right? They're very they, there's a lot of things that are buried in them.
So we probably don't use our databases or CRMs, fully, right? So we just, most of us probably just use it to lead gen. To call to keep our notes. Most people do not use their databases the way they're meant to. So when I came over to CINC I was so surprised and how they trained us within the system and it was like you can't move forward and use your database with CINC until you go through your classes and you understand exactly How to use the system to make us as successful as we can possibly be.
So I was really I didn't expect that. And at first I was like just, get me on because that's just how I am. But then I got it. Cause I, when we had those zooms and we were going through the program, I'm like, Oh, I didn't realize that I can do that. Or, Oh, I didn't understand how that would work.
And just between the training. The account managers that we get, and even if we have any questions, we have people's phone numbers where that we can just call and get an answer instead of sending an email and waiting for a response, sometimes getting a response that had nothing to do with our question.
The whole thing just was, was such a great experience for us because we felt embraced. I made a switch at first, which I thought was reluctantly. I was with a company that got hacked and kept us out of our database for close to three weeks, and one of it, it wasn't, the fact that they got hacked, kept and kept us out.
It was the fact that they got hacked and did not keep us updated. So that was super frustrating. So I knew that I did not wanna associate with that company anymore. And I just started looking around and talking to other people. And I was speaking to this one gentleman, Eric, who told me to look into CINC.
And I did. And I made not only an appointment with CINC to go over what you had to offer, but I did with other people. Online database companies and CINC just blew me away. I cannot believe the amount of leads and money I have already made in three months with CINC. For me, I'm streamlined, right? So I, used to chase the shiny pennies, right?
I don't chase those anymore. So I literally look at what's making us money. Where are the leads coming from? And how many are we converting? So if something's not converting or something doesn't make sense, or quite frankly, if something just annoys me because it causes me more work, I don't want it, right?
I want something that just is systematized. I want something that tells me who I have to call. I want something that tells me what my buyers are looking at. And, this is what I have found in CINC. I don't want to pay after the fact, right? I don't want to have to calculate that in. I want to know what my cost is up front.
So this, works for me. I cannot see it changing. And quite frankly, there's a lot of companies out there that will say, Hey, come with us. You only have to pay if it closes and blah, blah, blah. You know what? Usually those leads are not good leads. So it's just a waste of time. That phone call, I could have made another phone call to somebody who really needs me.
So that's how I look at it. So I know a lot of times people get nervous about looking at another phone call. For their databases and so forth because it seems like it's just a lot of work and, quite frankly, sometimes it can be because you do have to get you do have to download the database and upload it, but it was really seamless.
The way it happened for us. We had so much support and everything was choreographed perfectly, right? We went there, Cheryl, we have this, now we need this, Cheryl, we have this, now we need this, and it just was, really seamless for us. It was a lot easier than I thought it was going to be. And it was really worth it because with my, past system, I wasn't getting the leads.
I already have close to 200 leads in the CINC, right? I've already closed one in three months, right? Which already gave me four times in ROI, right? So how do you beat it?
This sky is not falling. Nothing's changing. As a matter of fact, some of the changes in our industry and what's going on now are really going to be very beneficial, especially to buyers.
So now there's agreements between the buyer's agent and the buyer. So now that buyer can't just get shown a house and then go to. An open house and buy that house after our buyers agent has put in so much time and effort with that fire, right? So I, to me, I think it's a good thing. We are completely, ready for the change.
We're completely ready on how to explain it to our buyer. And we are also completely ready to explain it to our seller, right? So to us, this is just another there's just another blip in the into what we have to do. I think next year we'll look back and go, Oh, okay, so this is the first time in 25 years, I believe that our that our industry has had such a big change, or I should say at least New Jersey because 25 years ago, we were not permitted to be dual agents, right?
So when that came out, that, the sky was falling then. Oh my God. Goodness, how am I going to do that now? The buyer and the seller and what does it mean and how do I explain it? And everybody walked out with a thick thing like this of all notes because we didn't have the computers back then and it was crazy.
We had a good run and I'm not sorry for the change. I'm actually happy for the change.
